The project is located directly across from Encore Boston Harbor in Everett, Massachusetts which Suffolk completed in 2019. The new 900,000 square-foot space consists of a food and beverage outlet, night club, rooftop day club, comedy club, function room, 999-seat theater and associated pre-function space, foyer and atrium, parking garage with over 2,000 parking spaces, and a pedestrian bridge crossing Broadway and connecting to Encore Boston Harbor.

Additional project scope includes relocating the existing Encore Boston Harbor marquee sign to the north of the resort entrance and landscape modifications due to the bridge construction.
