The Brook is a mixed-use tower planned to span 600 feet into the Brooklyn skyline while occupying a distinctive corner lot on Fulton Street and Flatbush Avenue.
The space will feature four ground floor boutique retail locations, 592 luxury rentals, and residential amenities such as an outdoor pool, fitness center, indoor basketball court, grand lounge, children’s playroom, library, rooftop green space, and a pet washing facility. The tower’s infrastructure will include 263 piles, the largest vertical heat pump in New York City, and will uniquely house an electrical transformer, property of ConEd.
This construction negotiates a preexisting on-site transit entrance by bracing the structure to avoid any impact while laying the foundations. The site is wedged against an adjacent structure that creates an additional opportunity to build around existing infrastructure without causing effects. The logistics of this project are coordinated to minimize street-side impact throughout construction. All of which are key factors in Suffolk’s Plan + Control strategy, which ensures a consistent construction timeline. Plan + Control is instrumental in the construction of this project as soil engineering provides laboratory testing that ensures additional drilling won’t impact the project’s timeline. While waiting for test results, planning and modeling for mechanical, electrical, and plumbing take place to stay on top of coordination.
