Gantry Point

Long Island City, NY

    Project Overview

    Located in the heart of Long Island City, this redevelopment project included partial demolition and renovation of an existing two-story structure, constructed in 1919, and a newly built nine-story mixed-use tower.

    Suffolk delivered this project on time and within budget.

    The existing warehouse required structural modifications and repairs to meet today’s building code, yet intensive care to preserve its historical integrity. Suffolk engineers utilized heel-blocking methods to safeguard the façade and added shear walls to eight bay locations. Additional improvements included slab repairs, ACM abatement, replacing all windows with high-efficiency windows, new electric, HVAC, plumbing, fire protection, roofing, and terrace spaces.

    The Suffolk team showed a tremendous amount of dedication toward meticulously working on the preservation of this historic structure. For example, they restored each window frame by hand when replacing the glass on the interior and kept the factory’s original gantry crane intact. Currently, this project was the most extensive historical restoration completed by our New York team.

    The new construction has the flexibility for various commercial tenet spaces such as office, retail, and fitness, with back-of-house services areas. The commercial lobby features wood and concrete finishes, two new passenger elevators with custom finishes, new lighting and plumbing fixtures, and access to an enclosed courtyard.

    An oversized underground stormwater detention system runs 30-inch pipes throughout to run off stormwater from the roof and safeguard the property. This building stood for a century and fulfilled decades of industrial labor. Suffolk has ensured that this property has centuries more of history to write.
